classified ad question

What is the proper way to handle responses to an ad, first response gets first chance or if somebody comes in a few hours later and offers to buy it no questions, unsure of committment of first response.

Kevin: As others have said, assuming that everything is in order, the first "I'll take" it gets the nod. Sometimes it pays to wait a moment before responding...
